AND TRICKS FOR PROSPECTIVE HOME BUYERS
- Construct
a questionnaire
Ask yourself some questions like:
- How many
people do you expect to live in the home? Try to provide for one
room per person so that you can each retreat to be by yourself
when desired (this does not mean that every one has to have their
own room, just somewhere they can go to be on their own);
- How long
are you likely to live there? (Anything under 5 years and you
really have to consider resale value with any work you carry out
on the home. Some finishes may have to be thrown out of the budget
because although you love them, you won't get your money back
on your investment when it comes time to sell);
- What times
of the day are you likely to be at home? This determines things
like whether sunshine inside the home during the day is a major
issue. If you are only at home in the mornings and evenings you
will need the rooms and outdoor spaces orientated for best effect
at these times;
- Do the rooms
flow well or do you have to go through the living room to get
to the bedrooms, the kitchen and the bathroom?
- Would you
feel comfortable entertaining at home here (for dinner, overnight
guests)? Could you entertain outdoors if the indoor option
is a bit tired? If the interior is OK but the entrance is
a major embarrassment, would a coat of paint and a shiny new knocker
help, or some potted plants at the front door?;
- From your
list of 'must-have' features how does this home measure up?
Life is all about compromise but there's got to be some big incentive
in there for you not to keep searching for your ideal.
